Many of our homes are shared living arrangements, with some featuring shared bathrooms and common spaces. Because of this, we're intentional about who we lease to — we look for residents who are respectful, easygoing, and considerate of the people they'll be sharing space with. Good communication and basic courtesy go a long way in a shared household, and it's something we screen for, not something we leave to chance.
We run a tight, professional operation, and we take the integrity of our process seriously.
Every applicant is screened. All prospective residents go through identity verification, background and credit review, and income/employment confirmation prior to approval. Applicants engaged in current illegal drug use are not approved for residency. Applicants with disqualifying criminal history — including convictions involving violence, sexual offenses, or crimes against children — are not approved for residency. We do not accept partial documentation, third-party payment arrangements, or "flexible" verification requests.
All payments go through our official, secure channels only. We do not accept wire transfers to personal accounts, cryptocurrency, gift cards, or payment through unaffiliated platforms or individuals claiming to represent us. Any communication requesting payment outside our verified system should be treated as fraudulent and reported to us immediately.
We do not negotiate outside our standard lease process. Every agreement is documented, signed, and executed through our official paperwork.
Attempted fraud, identity misrepresentation, or misuse of our listings will be reported to the appropriate authorities and pursued to the full extent of the law. We actively monitor for scam listings using our property photos or company name and cooperate with law enforcement on all such cases.
